Apply for a Mortgatge Loan

Applying for a mortgage need not be a frustrating element of the home buying and refinancing experience.

It only requires four (4) steps to complete:

  1. APPLY - Choose the most convenient way to apply: phone, fax, mail or by appointment.
  2. PRE-APPROVAL - You can have your pre-approval letter after initial review of your loan documentation.
  3. PROCESSING - Processing will expedite the packaging and underwriting of your mortgage application.
  4. LOAN FUNDING - Upon approval your loan docs will be drawn and delivered for signing, closing and recordation.

What Documents Will You Need To Provide?

The forms required to close your loan will depend on the type of loan you select and the requirements of the lender. The following list of forms is typical of those required to close a "Fully Documented" loan. You, of course, will only need to provide those forms that pertain to your situation. Some circumstances may require additional documentation.

You will only need to provide items listed below
that pertain to your specific situation:
Completed 1003 Application
Copy of ratified sales contract
Pay stubs for the last 30 days
Last two (2) years complete tax returns
Last two (2) years W-2 and 1099 forms
Award letters for social security or disability income (if applicable)
Recent copy of stock brokerage or IRA, 401K accounts
Checking/Savings accounts and other assets information including institution's name, addresses, account numbers, and last three (3) monthly bank statements
Mortgage statements on all open real estate loans (including rentals)
Rental agreements (if you currently have tenants)
Name and address of current landlord (if applicable - purchases only)
Cash out letter explaining intended use for any extra cash out
Gift letter and evidence of funds (if applicable - purchase only)
Letter of explanation for any derogatory credit
Complete bankruptcy papers (if applicable) including copy of petition and discharge, handwritten explanation of reason for bankruptcy, evidence of excellent credit since the bankruptcy
If you are not a US citizen please provide a copy of your green card (front & back)
If you are not a permanent resident provide us with your H-1 or L-1 visa
If self-employed you will also need:
Current business license
A year-to-date profit & loss statement
K-1 forms (if applicable)
Partnership and/or corporate tax returns (if applicable)
